Now that we’re a week from Thanksgiving and we Minnesotans have the long part of winter still in front of us, I am hearing once again from sellers that we’ll wait until spring.  Despite the fact that the market has been pounded the past 2-3 years hope still springs eternal and when it comes to spring in Minnesota, everyone hopes that buying season will be back in session.
For the record, I’ve heard this the past 3 years…”we’ll wait ’til spring. The market will be better then.” Everyone of those sellers who did that left money on the table as will likely be the case again this year. In the past two years, sellers who waited saw their home prices lose 3-7% in value depending upon the neighborhood or city.
Hope doesn’t work in real estate. Not anymore.
If you want to sell, it’s going to take some work. A lot of work, but it can be done. Work comes two ways. Either you can prepare your home to sell and price it accordingly, or you can aggressively cut the price to create value. Think of it as getting prepared for competition. For those who were/are athletes, if you were getting ready for playoff competition where the loser walks away and has to wait for another season to play again, getting your home ready for sale should be looked at in the same light if you’re going to be successful. The winners go on to play again – i.e. get on with the rest of your life.
