The Four Seasons Mall Wal-Mart development project in Plymouth, MN, which has generated some opposition, now has the market impact study completed. The research and analysis was conducted by Bonestroo.
The Four Seasons Mall Market Report runs 78 pages and is filled with some excellent insights on the 21 acre site that Wal-Mart purchased last year in hopes of redeveloping at the southwest corner of Rockford Road on Highway 169. While Wal-Mart is the main attraction on this site, it does appear the site is being evaluated for mixed use consisting of:
- Retail
- Office
- Senior Housing
Bonestroo discusses the concept of neighborhood oriented retail and it would seem that might run counter to the concept of the big box, national chain Wal-Mart. However, many more neighborhood oriented retail areas aren’t necessarily thriving right now so my personal opinion is that while neighborhood retails sounds great and is a worthy goal, I would think it’s important for the neighbors as well as the City of Plymouth that this site become successful and productive. The safer bet would be to let Wal-Mart develop the site and then work hard to try to incorporate some of the other concepts recommended by Bonestroo such as open walking or gathering areas. That’s a great idea. That area also needs more restaurants.
The City of Plymouth has developed an excellent site in order for the public to stay up on all the developments pertaining to the Four Seasons Mall Wal-Mart Redevelopment proposal.
