10 Simple Fixes to Get Your Home Ready for Sale

This little list below will sound like common sense to many, but missing some of these details can turn off potential buyers believe it or not.

1)      Clean your house thoroughly…as best you can, make them think they are walking in to an upscale hotel room…including dusting the tops of your door jams

2)      Caulk – check the bathrooms, showers, countertops and floors…if it looks a little grungy, scrape it out and re-caulk

3)      Replace any burned out or missing light bulbs

4)      Tighten all loose door handles

5)      Outlet covers – if they are cracked, replace them.  They cost about 25-30 cents each.  If the white screws are scratched up either paint them or replace them

6)      Wipe dawn all of the shelving in the kitchen cabinets as well as the drawers – you can’t believe how many times I’ve been in a home where this has not been done

7)      Leaky or rusty looking faucets…replace them

8)      Laundry room – make sure this is neat, tidy and fresh.  It has a bigger impact that you think on buyers.

9)      Clean your closets – get rid of 50% of the clothing if you can and store it off site if possible.  Don’t jam up the basement or garage filled with boxes.  That will give the prospective buyer the sense that you don’t have enough room in the house…and therefore they might not have enough room in the house either.  While you’re dealing with closets, you may want to put a sheet of Bounce or some type of laundry freshener in the closets to make them smell great!

10)   Paint – a fresh coat of paint on walls is the biggest bang for the buck you can get when getting a home ready to sell.  If you have scuffed up walls and you can’t wash them down, paint it.

Home Selling Tips – Caulk…Everything!

Okay, do you want to know a simple tip that can help your home look like it’s been well maintained?   Try a tube of caulk.  Are the showers caulked well?  Are they showing signs of wear and tear…are they looking mildewy?  It’s time to scrape out the old caulk and replace it with fresh white caulk.  It takes a little practice, but here’s a little video where the contractor provides a minute demonstration on caulking a bath.

A simple clean bead of caulk make kitchen back splashes, countertops, baths and floors look great. It also keeps water from getting behind there causing more headaches.

University of St. Thomas Professor Falls from Roof and Dies

This is a terrible story that I just read.   As a graduate from the University of St. Thomas, my eye is tuned to catch news stories about the University.   I was surprised and saddened when I read on the Star Tribune that University of St. Thomas professor, John Rowher, 64, Chair of the Health and Human Performance Department fell off his snowy roof last week.  According to the Star Tribune, he was taken to Regions Hospital in St. Paul where he died.   There is a memorial service for him tonight, Wednesday, at the King of Kings Lutheran Church in Roseville, MN.

Here’s the press announcement from the University of St. Thomas.  Apparently he was removing snow and ice from his roof on Christmas eve when he fell on to his driveway.  It’s a scary thing and given the ice dam problems happening all over the Twin Cities, people need to be careful when they are up there removing all the snow and ice.

May God rest John Rowher’s soul.

 

 

How to Remove Ice Dams – Twin Cities 2010

It has been an unbelievable two weeks in the Twin Cities for ice dams.  You can see them growing virtually everywhere!  They are going to cause problems folks.  I am not pitching for any particular contractor, but you really should get those removed or run the risk of much more costly repairs down the road.

Here’s the Star Tribune story called “The War on Ice Dams” from today.  They also have a video and additional story.  Apparently it’s the worst in 20-30 years.  Paul Douglas reminds us that it was probably worse in 1983 when the Twin Cities had some 98″ of snow.   So far this year we officially have had 34″.   In Medina it’s over 40″.

The University of Minnesota has an excellent article on how to remove ice dams and prevent them from developing in the future.

Top 20 Real Estate Web Sites

I was searching for some information about top real estate web sites and came across this from Hit Wise.   They rank several categories including travel, banking, social networking, search etc.  It’s very interesting data.

Below is a graphic of the top 20 real estate sites from Hit Wise as of 12-25-10.  What’s interesting about this is there are many agents, myself included, who syndicate our listings all over the web.  The fact of the matter is, most of those other sites get very little traffic.  However, what this doesn’t show is local market brokerage sites.  At this point that’s still where most people find their homes I believe.   They get used to using a particular broker’s site such as RE/MAX Results, RE/MAX International, Edina Realty, Coldwell Banker Burnet, Keller Williams, etc.

Plymouth Mayor Kelli Slavik Discusses Vicksburg Lane Speed Limit

Plymouth, MN Mayor Kelli Slavik discusses on Twelve TV the speed limit reduction on Vicksburg Lane from County Road 6 to 28th Avenue.  The speed limit will be reduced from 50 MPH to 45 MPH.   For all you fast drivers out there, myself included, take note.  They are patrolling the area and given speeding tickets!

 

Two Homes We Recently Renovated in Brooklyn Park and Brooklyn Center, MN

One of the things Janet and I have embarked on in the past year is to rebuild foreclosed homes in the Twin Cities area.  After doing quite a bit of market research, we set out to start our business in Brooklyn Park and Brooklyn Center.  We’ve now successfully renovated 4 homes in a little over a year.  We are still trying to sell these two homes below in the videos.  In many ways this has turned out to be more than a business to make money.  We’ve come to realize that in our small way, we are able to offer hope to some of these neighborhoods and cities devastated by the foreclosure crisis.  The neighbors and the new homeowners are especially thankful.  We are rebuilding the home values in these depressed areas and we’re creating really nice homes for often for first time home buyers.

Cities such as Brooklyn Park and Brooklyn Center are in the midst of a renewal because there are so many investors out there buying, fixing, and selling renovated homes.

Medina, MN – Truth in Taxation Public Hearing Tuesday, December 7, 2010

For those of your interested in hearing what the City of Medina, MN has planned for it’s budget next year, you may want to attend tonight’s meeting.   This is also the meeting where you can go and contest your property tax assessment for your home.  If you feel the city still thinks your home is worth more than you  think it is, you may want to bring it up at the meeting.

I received my tax bill this year and it seems that they have finally gotten the property value in line closer to the true market value.

Median Sales Price for Plymouth – Rolling 12 Months Through October 2010

Below is a link to a chart that provides a breakout between single family homes and townhomes/condos for median prices for the past twelves months.  I grabbed this chart from The Thing produced by the Minneapolis Area Association of Realtors and 10K Research.

Plymouth, MN Home Sales and Prices Flat 2010 vs. 2009 YTD

The Minneapolis Area Association of Realtors is out with their latest updates and for the city of Plymouth, MN basically all the numbers are flat compared to last year.  I guess flat is the new up, right?

Data is for home sales through September and they compare the first 9 months of 2009 vs. 2010.

New Listings: + 4.6%

Closed Sales: – 5.2

Median  Sales Price: $256,000 which was down -.3% (1/3rd of 1%)

Average Sales Price: $290,708 which was down – 1.7%

Days on Market declined to 113 down from 134 last year.

All in all there isn’t much movement good or bad.
